The following is a sample of recent matters the Ault Firm has been involved in:

  • The Ault Firm has represented a multifamily client on over 120 transactions in excess of $500,000,000.00, including acquisitions and dispositions of apartment complexes, financing and refinancing of debt, entity formation and deal structure, and other ancillary matters in connection with all of its projects throughout the West Coast.  Mr. Ault has also served as the client’s outside general counsel during this time
  • The Ault Firm has represented a hospitality client on over 100 transactions, including acquisitions and dispositions of hotels, acquisitions of non-performing notes and hard money lender financing throughout the State of California.
  • The Ault Firm has represented a mixed-use developer on all of its real estate transactions, helping it amass a portfolio in excess of $150,000,000, including acquisitions and dispositions, residential and retail leasing, financing and refinancing.
  • The Ault Firm has represented a hospitality client on 15 transactions, in excess of $170,000,000 including acquisitions and dispositions of hotels, along with financing and refinancing throughout the State of California.
  • The Ault Firm represented the Seller in the successful sale of a $12.5MM historical apartment complex in the City of Los Angeles.
  • The Ault Firm currently represents developer in regards to numerous development, construction and lease up matters, including the successful closing of a $17MM construction loan, for an 8-story, 96 Unit apartment project in downtown Los Angeles.
  • The Ault Firm represented the Buyer in connection with the acquisition of $10MM apartment complex in San Diego, CA.
  • The Ault Firm represented the Buyer in connection with the acquisition of $6MM apartment complex in Portland, OR.

  • Since January 2014, the Ault Firm has represented a hospitality client on 8 successful transactions totaling over $26.5MM, including both acquisitions and dispositions of hotels.
  • The Ault Firm represented client in the successful $17.18MM refinance of existing live/work apartment project with two major commercial tenants.
  • The Ault Firm represented its client in the successful acquisition of $9.3MM apartment project in Sacramento.

  • The Ault Firm represented Landlord in the leasing of approximately 7,250 square feet of Class A restaurant space in high end, mixed-use project in Los Angeles Art’s District.
  • The Ault Firm represented developer in the successful acquisition of an approximately $36MM non-performing loan secured by a 90+ unit live/work project in downtown Los Angeles. The firm was retained to conduct due diligence regarding the Loan and Loan File being acquired, investigate title, negotiate and document the purchase and sale agreement, and coordinate, oversee and effectuate the transaction. Subsequent to the acquisition of the Loan, the firm continued to advise client and work hand in hand with client’s litigation and bankruptcy counsel in devising and implementing strategy to deal with Borrower. The firm ultimately oversaw the foreclosure of the loan, coordinating with the Trustee in taking the Loan to auction, and with the title company to ensure title insurance and property interests of client were protected post-foreclosure.
  • The Ault Firm represented its client in the successful sale of over 57,000 square foot Retail Center in the City of Visalia.
  • The Ault Firm represented Landlord in the leasing of approximately 8,200 square feet of high end stand alone urban retail space for use as an urban market and café in Los Angeles Art’s District
  • The Ault Firm represented its client in the successful acquisition of $3.7MM loan secured by a distressed townhome condo project in Auburn, CA. The firm was retained to conduct due diligence regarding the Loan and Loan File being acquired, investigate title, negotiate and document the purchase and sale agreement, and coordinate, oversee and effectuate the transaction. Subsequent to the acquisition of the Loan, the Ault Firm represented client in the negotiation of multiple borrower work-out scenarios, which ultimately resulted in the Ault Firm drafting a Deed in Lieu agreement and overseeing, coordinating and effectuating the Deed in Lieu transaction.
  • The Ault Firm represented developer client in the acquisition of an approximately $7MM adaptive re-use development site in downtown Los Angeles. The Ault Firm assisted client in its due diligence investigations regarding title of the Property, uses, along with past and current litigation effecting the Property. Post-closing the Ault Firm has continued to assist client in the resolution of disputes with adjacent land owner and in the preparation of certain development agreements, including a Reciprocal Use and Easement Agreement.
  • The Ault Firm was retained by client to consult, strategize and draft documentation associated with the potential acquisition of an approximately $80MM distressed construction loan secured by a high-rise for rent/sale condo project in downtown Los Angeles. The Firm assisted client in due diligence of Loan and Bankruptcy proceedings, formulating and structuring transaction and preparing documentation regarding a pre-closing Agreement with existing Borrower to include a Joint Venture, forbearance and work-out plan.
  • The Ault Firm represented its client in the successful acquisition of non-performing loan secured by a distressed apartment project in Los Angeles, CA. The firm was retained to conduct due diligence regarding the Loan and Loan File being acquired, investigate title, negotiate and document the purchase and sale agreement, and coordinate, oversee and effectuate the transaction. The Firm also assisted client in the negotiation and documentation of hard money financing for the transaction, which included securing the loan with client’s interest in the Loan being acquired, with conversion to a Deed of Trust upon client’s taking title to the Property. Subsequent to the acquisition of the Loan, the Ault Firm oversaw the foreclosure of the loan, coordinating with the Trustee in taking the Loan to auction, and with the title company to ensure title insurance and property interests of client were protected post-foreclosure.
